One Highline Park is, in my opinion, one of the most impressive new developments in New York City in recent memory. The overall building design strikes a balance between aesthetic appeal and functionality, making it a standout addition to the city’s architectural landscape.
That said, the building’s twisted design does lead to some unconventional apartment layouts, with certain units exhibiting a noticeable amount of wasted space. Despite this, the building’s amenity package is truly exceptional. It features one of the best gyms I’ve encountered in or outside of a condo, along with a billiards room conveniently adjacent to Highline Park, which is one of my personal favorites.
From an investment perspective, I believe One Highline Park offers significant value, but discerning buyers will need to evaluate individual apartments carefully. Some units feature excellent layouts with water views and a lower dollar-per-square-foot cost, offering better value compared to less desirable layouts with non-water views. This highlights the importance of carefully assessing each apartment, as they vary greatly in value and appeal.
One unique feature of this building is that each layout is one of a kind, which enhances resale value by ensuring there is no direct competition from identical units above or below.
Perhaps the most exciting aspect of One Highline Park is its role in transforming the neighborhood. Within two blocks, there will be a cluster of four buildings designed by some of the most prominent architects and designers of our generation. This emerging luxury district has the potential to rival Billionaires' Row and is far more compelling than Hudson Yards.
